Founded by Andrew Kearney, EIT, ARKadia combines a decade-plus of land development design experience with real-time collaboration and a scalable production network. You get high-quality site plans, grading, drainage, utilities, survey base mapping, and transmission line deliverables, without the overhead or delays of a large firm.
Whether you need full development order packages, mid-stream project rescue, or extra capacity on tight deadlines, I stay closely involved from concept to permit.
A note on licensing. Andrew Kearney is an EIT (Engineer in Training) with 10+ years of civil engineering and land development design experience. ARKadia produces complete, code-compliant site plans, grading plans, utility plans, and transmission line drafting. For final sealed drawings, ARKadia partners with licensed Professional Engineers.

Full civil design and drafting package for an 8-unit short-term rental subdivision on 1.24 acres, including a new private right-of-way (Aleksandria Place), grading and drainage with exfiltration trench system, pressurized sewer connections to Regional Utilities, and potable water tie-ins.
Civil design and drafting for a 38-unit residential development on 10.03 acres with 3.61 acres of jurisdictional wetlands and 1.23 acres of buffer. Managed secondary wetland buffer impacts within the 25% county exemption threshold and coordinated lift station design with Regional Utilities.
Site plan and civil drafting for a 20-unit multi-family infill project on a 0.93-acre parcel adjacent to an active convenience store and fuel station. Tight setbacks, shared access management, and code compliance under Okaloosa County LDC.
Planning, utility research, and site plan development for a 125-unit multi-family residential development on a 13.58-acre parcel with 7.78 acres of jurisdictional wetlands (over half the site). Layout developed around the wetland footprint with 20-ft wetland buffers and a 0.1-acre wetland fill permit. 23 residential buildings, 191 parking spaces, 17 community spaces.
Record drawings for a multi-county 115 kV transmission line rebuild between two substations, including 1192.5 KCMIL "Bunting" ACSR phase conductor and a 72-fiber OPGW overhead static wire. Kennebec, Lincoln, and Knox Counties.
Long-corridor plan and profile drafting for a 23-mile 115 kV section between two substations, crossing Chemung and Tioga Counties with mixed overhead distribution underbuild and underground utility crossings.
